Bargaining Unit: Non Licensed Rate of Pay: $34.06 / HR + DOE
SUMMARY: Acts as working lead in District self-performed projects, reporting to and taking direction from Supervisor. Assists in scheduling and overseeing work performed by subcontractors. Performs preventative maintenance and related maintenance duties as assigned. Assists Engineers, Engineer Assistant II and Electrician with projects and assignments. Performs maintenance duties making minor repairs/modifications.
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following:
Works with District staff and supervisors to establish project goals at the beginning of a project and monitors success in reaching those objectives.
Projects labor needs throughout project.
Works with appropriate staff to track and monitor material costs, storage and consumption.
Acts as lead in procurement and scheduling of required materials needed to complete project.
Acts as lead in scheduling and overseeing work performed by subcontractors.
Uses a proactive approach to anticipate and resolve potential issues.
Maintains accurate as-built drawings.
Communicates effectively with a wide range of people.
Monitors and performs required preventative maintenance tasks on Life Safety equipment as assigned.
Performs routine maintenance and repairs to plumbing, light fixtures, HVAC and other systems.
Participates as directed in preventative maintenance program on all mechanical and electrical equipment by periodic inspection and lubrication.
Makes minor repairs of metal or wood objects as necessary.
Participates in work order/projects request program.
Makes repairs or alterations to roof, windows, walls, doors, floors and foundation, etc. of buildings.
Repairs walls including sheetrock, patching and painting work.
Operates District motor vehicles.
Conducts fire watch.
Responds to house calls.
Communicates with Engineers regarding equipment problems and work assignments.
Applies most cost-effective measures when determining whether repairs or replacement is necessary and in utilization of materials and efficient use of time.
Maintains work areas orderly, clean and safe.
Demonstrates System Values in performance and behavior.
Complies with System policies and procedures.
Other duties as may be assigned.
EDUCATION AND EXPERIENCE: Required: Three to five years related foreman experience or equivalent combination of education and experience. Journeyman level carpenter certification or equivalent experience.
LICENSES, CERTIFICATIONS: Required: Valid Driver’s License Preferred: Journeyman Carpenter.
OTHER EXPERIENCE/QUALIFICATIONS: Read and interpret design, plans, specifications and related construction documentation. Working knowledge of applicable building codes and standards.
